  • I have a seller who will not discuss details regarding the property until we have a signed agreement. The seller says that I should have figured out the details, such as cost of repairs, updates, and rent roll, during the due diligence period. What is the best way to approach private money lenders about a deal like this where you do not have proof of details?

  • I am beginning my direct mail marketing campaign. Once the calls start coming in, what is the best way to turn those leads into opportunities so that I can close a profitable deal?

Michael Quarles covers how to handle buying a house from a seller that has multiple offers.

  • I have a lead that is considering offers from 2 other investors along with me. Based on my simple online research, the property is worth roughly $100k. He claims to have two recent appraisals (from deals that fell apart) valued at $126k and $96k. He says the other investors have offered $75-80k and that he estimates needed repairs to be $15k. These numbers don’t add-up, but as of yet I have no way of seeing this property as I work virtually and there are no photos available online. Maybe the investors see value that I don’t, maybe they are desperate, I don’t know. He wants only cash and is not open to financing options. This is an inherited house with no loans, liens or mortgages.I see that I can go two ways here:

    • 1: Offer competing price and negotiate down if any BPO and/or numbers do not agree with the seller’s higher appraisal.
    • 2: Make a more realistic offer (considering the repair costs) as a backup offer and hope the other offers fall through.
  • I am siding with option two. Might you have anything to add to this?

  • I am working with a seller who is looking to sell her 6-family property that she is living in. She wants to purchase a 2 family house where she will occupy one of the units. Assuming the 6-family property is sold for $1,500,000 and she purchases a 2 family house for $750,000, can she use a 1031 exchange to go from the 6 to the 2? If she agrees to seller finance part of the transaction to defer the taxes on the cash she would otherwise receive, can she use a combination of 1031,121, and installment sale?I am trying to help the seller with the best possible structure that would work for both of us.

Michael Quarles covers Door Hangers and how to Make Money Using them.

If you have ever wanted an easy way to hang door hangers here it is….

  • First thing you’ll want to do is run your areas numbers. Listen to his step by step way of determining your market.

  • Second thig is to buy a map book or use something like https://www.openstreetmap.org

  • When you have someone hang door hangers make certain they use a clipboard with something to write Date, Time, and property address and have them take a picture.

  • Always put door hangers on houses on the street of the appointment.

  • Always have contracts with you.

  • Create a system and follow it.

Natalie Barrick feeling emotional.

Here we go again... I just finished round 3 of chemo. The cancer has now spread to my lungs and liver so I could really use my prayer warriors. I've pulled on my big girl panties and laced up my boxing gloves and I am ready for this FIGHT! God has assured me I am with the right oncology family to help fight this battle. I am also beyond blessed and grateful to have the best family and friends to support me through this: please be sure to keep them in your prays as well.

With cancer, there is so little you have control over... So in the past couple days as I have begun losing my hair, I thought I would take control of what I could, and I had my girls do this...

  • For the owners you don’t get under contract, do you refer them to a broker?And if so, how much do they pay you?

  • You said you send out a series of 6 letters and postcards. You also said that you get a 1.5% response rate. Is that on average of all 6 mailings or is it a total? So if I mail 10,000 on each mailing, would I get 150 leads after all 6 mailings or 150 leads after each mailing?

  • One school of RE marketing thought suggests that you should hit the same mail list for about a year (and that the leads get progressively better after hitting that list for six months).
