Michael Quarles covers whether or not you should buy a house that is listed with an agent.

  • I went through a property today that is listed on the market but Seller said it has been on the market multiple times and not sold.
  • Because the home was built in 1912, I went in thinking I was going to find some big reason why this isn’t selling. I walked the entire property and found nothing wrong (plumbing and electrical are good, new roof, almost new everything). The seller said she has put about 20k into the property. It may not have sold on the MLS due to the area being ghetto.
  • It has been listed at 105 but the sold comps I have seen are between 120k and 123k. The seller still owes 91k and would like to get 10k out of it and is pen to creative financing. I am trying to figure out what I can structure because I really don’t think very much money needs to be put in for repairs the house in move in ready. She said she will take it off the market if I can help her out.
  • What are some ideas/options that can be considered in this situation?

Michael Quarles covers when you should stop calling uncooperative sellers!

  • A seller wanted $46,000 for a condo in a community where similar condossell through realtors for $40,000 all day long like clockwork. He wanted anextra $6k because he put all new triple-pane hurricane “proof” windows inthe place.  We spoke twice, I explained that we buy houses and pay all closing costs. Hewould not lower his price even though I explained realtor commissions,escrow costs, etc. He grew quite hostile. I explained about using the industryaverage of 10%. He would not give a different number than $46K.When I called him back the third time he said he did not want to deal withme or anyone at my company and hung up.Should I still try calling again in a few weeks?Should I take him off my email list?Is there a line we can draw so that our energy doesn’t get totally ruined bythese types of people?

  • I came across a property while “driving for dollars” and I noticed a piece of paper posted on the front door and the house looked neglected.After getting home and doing my research, I found that it was a Notice of LisPendens but the date it was posted was over a year ago.What does this mean?Should I mail a letter to the owner or would it be a waste of time because the bank already owns?
  • I’m currently speaking with a potential seller. He lost his job, is moving out of state and must sell. He’s already behind on payments for two months. He wants 129K for the house but he OWES 125K. He’s offering owner financing. How do I structure this deal for a wholesale opportunity? Comps are around the $180K mark after some rehab.

  • I am using your 3-page purchase agreement and sending it out for an electronic signature. I’ve had a seller who verbally agreed to a price on the phone and then said we are going about it backwards once she received the purchase agreement.The seller thinks we should see the property first. I’ve had two other sellers commit to a price verbally and once they have received the Purchase Agreement say they need more time.What is the best approach to handling these situations?

  • Can you please give me some ideas of how I can build rapport with a person? I’m asking because I just spoke with a seller and I asked her questions to get the information I needed, but I couldn’t find any commonality to build rapport so she will remember me.I spoke with an older lady that never really elaborated on any of the answers;she just gave me the answer and waited for me to ask the next question.Converting the lead is something I struggle with so I’ll be very appreciative of some words of wisdom.

Michael Quarles covers exactly how much you should be paying yourself from your Real Estate Investing Business.

  • How much should I pay myself from each deal? Let’s say I do 12 deals and make $25,000 per deal. So I make $300,000 total. I subtract 20% of the $300,000, 10% for marketing, and another 10% for operating capital. I’m now left with $240,000. Obviously I’m not including taxes, but for this example, would I pay myself the remaining $240,000?
