  • Do we get the lock box authorization signed when we sign the purchase and sale 3 page?
  • What can I do to create more business?
  • I believed I heard Michael say that he puts on the contract a minimum closing day that is equal to the DOM of that area?  So if the minimum DOM is 60 days, then you tell the seller that you will be closing in 60 days?  That doesn’t seem to enticing for the seller. Most of the leads I get only call because they are looking to close fast. I thought that a part of the service we well is closing fast. Can you clarify this for me?
  • I have heard michael talk about different price ranges he offers depending on the buying method. Something like 65-70% of as-is if being bought seller financed. Can you re-state those price ranges for me?
  • When I am ready for a new market what indicators should I look at.

  • Should I get title insurance if I have an attorney opinion that the title is legitimately clean(same owner for last 30 years, no liens, abstract is up-to-date).
  • I want to know if I have a $100,000 house under contract for $45,000 and a cash buyer wants to buy it for $55,000, BUT a buyer with a conventional loan wants to buy it for  $60,000.How do I wholesale this deal to the buyer with the conventional loan?
  • In the appointment Alex sets with the buyer is this the appointment to call them back and do the two part seller script? For some reason I thought it was the appointment to meet the seller in person. I called the seller today to confirm the 12pm appt set by Alex and she said she thought we were going to just call not come see the house today?
  • After the two part script is that when I set my appointment to meet the seller in person on do the seller presentation?
  • In the Q&A today Michael said we do CMA before the in person presentation. If the seller tells Alex they think it’s worth 160k and our CMA is only 150k, how/when do we tell the seller they are wrong? I thought we didn’t want to be the ones to give them the bad news.

  • Currently, we are printing/sending out yellow letters to several markets, specifically the “hot” trending zip codes. We field all the calls and/or sometimes use an out going voicemail message/VA’s to take the calls, with mixed success.Using your call center is very attractive to us. We would like to step up our letter sending and we are wondering if there is a limit as to the number of calls your call center can handle. Does your pricing include the responses generated by sending 1000-2000 letters (or more) per month? (We would print/send a portion ourselves and use your service for the other portion).
  • Do you have a discounted yellow letter rate (cost per letter) for coaching students?
  • When we get a lead that does not want to sell for cash, how do you recommend handling the lead? For instance, do you recommend making a terms offer? Or a lease-option offer?
  • On the sales side, what systems do you have in place to sell the properties, or do you rely heavily on the MLS and local agents.  What if the property does not sell as a whole-tail property? Is there another approach?
  • I have a question regarding the median sales prices. Let’s say I am looking for 1-3 bedroom homes in Van Nuys, CA where median prices are $535k based on Trulia. In my search of homes, do I target homes with maximum market value of 535k, or do I look at homes with a percentage value below 535K? The reason I ask this is that 535k is the median value for 1-4 bedroom homes in the area and we are not looking at the 4 bedrooms.

  • At what point in the transaction do you let the seller know that you intend to wholetail the property?
  • I noticed on BP you mentioned that you don’t think absentee owners are prospects for cold calling – is there a particular reason why? They seem to be strong candidates to hit with cold calling, and follow-ups with a few pieces of direct mail.
  • What is the best way to find an reo agent
  • I am using the Alex va system, and am investing locally. When calling back should I go through the entire Ryan script before going out to see the house?
  • How can I find an agent who will list house on mls with just having a contract signed?

  • Would it be a better idea to bring a property inspector rather than a contractor to potential properties initially? To help determine the repair costs and such?
  • Is it possible to purchase a note or lien on a specific property? For example: Could I purchase the note on a friend or family member’s property? 
  • When you lock a property up and sign a contract, do you set a price on the contract and send it out to your cash buyer list? Or do you lock it for a good price for example and then send it out to their cash buyer list, without a price on it? Basically just notify the cash buyers list and for example, send out an email stating that I have this property under contract for a great price, have the cash buyers evaluate the property, do their own due diligence and make mean offer on what they think its worth and go that route?
  • Can an agent legally force you to relist with him? Is that even enforceable?
  • What are your thoughts on mailing to those homeowners that have a negative percent equity (0% to -50%) on their properties?
