  • Once I get a property under contract do I put it under my DBA or my personal name? I will then use the profit from my first deal to properly file for an entity.
  • If I am going to do a concurrent close and I have my own cash buyer. What contract can I use for the cash buyer.
  • What is the risk to me taking a property Sub 2?
  • There is a lot of opportunity to assign my contracts. I assigned 5 contracts last year, and made about 30K. I want to move towards wholetailing now, but seems to be a much bigger transaction. Michael should I continue assigning or take the risk of wholetailing?
  • It’s difficult for me to wrap my brain around why someone would finance their own house being sold, especially when the initial conversation is I pay cash. My question is how do I start the conversation?   
  • Where can I get the contract for sub 2 and seller finance deals, and would you teach me how to fill it out?

  • What are the benefits to using a call center?
  • Can I use data sets as a substitute for a CMA or BPO?
  • What is the point of sending my marketing piece to absentee owners?  I feel as if it would make more sense to mail to owner occupied properties, because its guaranteed that that actual owner will be on site for an appointment/ walk through.
  • What would you do in this situation…. Absentee owner, wants to sell local house, we have negotiated 65% of what I believe to be as is, however the owner refuses to allow inspections before close. I feel like he is hiding something.
  • Michael, what time of year do you buy the most houses?   I’m wondering if summer is more difficult the winter?

  1. If I have a property under contract, and I don’t have a lot of cash and can’t sell it within 60 dayswhat would you suggest? Walk away/ terminate the contract, get hard money, fix it carry it retail?
  2. What are some ways to handle objections when working through the 2-part seller script if theseller wonders how or why are we negotiating price without even knowing the address?
  3. When using the two part seller script and the potential seller says the property is worth $200K,but you can see on Zillow that its worth only $180K do you start the 85% negotiation from$200K or $180K.
  4. Do you offer to show pictures of an investment property were trying to sell? Even though it is inbad condition? Do we clean the house before potential buyers view the house? Or do we hire acleaning service or do we do it ourselves?
  5. What is the hands down best way to practice negotiation?

  • Can Michael discuss how he funded his business early on vs how he capitalizes it today.
  • There’s a lot of talk about having a physical address when you register a business name and need a mailing address. The thing I don’t hear much about is having a registered agent. In Indiana a registered agent only costs $49 a year and will forward all my mail tome. It seems like that will work in place of using a P.O. BOX or UPS store address.
  • When marketing is it better to do a cluster campaign in one or two nearby zip codes or spread marketing dollars over a wide geography? Does it matter?
  • When developing the marketing chart we focused on “current Home Value” but when pulling the list in list source per your lesson #2 you changed to assessed value which added a few thousand extra names to the target list vs the current home value pull.Which is more accurate, which do you suggest Is used?
  • I know every seller will be different but does Michael have a prioritization on how he prefers to buy/tie up homes? A.Subject To B.Seller Financing C.Wrap around Mortgage D.Cash
